Not all strata reports are created equal

Why one property buyer found that the quality of a report, and the expertise behind it, made all the difference.

Buying a property is one of the biggest financial decisions most people will make. And when you're buying into a strata scheme, understanding the building is just as important as understanding the apartment itself.

That's why I believe a good strata report should do more than simply provide information. It should help buyers understand what that information means for their purchase.

Recently, I had the opportunity to work with Jonathan (Jono), who was considering purchasing a strata property.

What made his experience particularly interesting was that he'd previously purchased a strata report through another provider. He had something to compare our service against.

A different experience

Jono came to Cohabit Reports looking for a thorough understanding of the property and its strata scheme.

Having used another provider for a previous property, he noticed a significant difference in the experience.

"I recently purchased a strata report through another provider for a previous property, and the difference in the quality, detail and overall service compared with what I received from Cohabit was significant."

For me, that feedback reinforces something important.

A strata report isn't simply about gathering documents. It's about reviewing the records, investigating potential issues and presenting the information in a way that helps buyers understand the building they're considering.

Jono described the report as thorough, detailed and easy to understand, giving him a clearer picture of the potential risks and considerations involved in the purchase.

Beyond the report itself

One of the things I always try to do is make sure buyers have the opportunity to ask questions.

Strata records can be complex. Financial statements, meeting minutes, maintenance histories and building issues aren't necessarily things people deal with every day.

And when you're making such a significant financial commitment, you shouldn't feel rushed into understanding them.

Jono highlighted this in his feedback:

"I never felt rushed, and it was clear that he genuinely wanted to ensure I understood the information and was comfortable with it before making such a significant financial decision."

That's particularly rewarding to hear.

Our role isn't to make the purchasing decision for someone. It's to help them understand the information available, identify potential concerns and make their own informed decision.

Sometimes that means explaining something in the report. Other times, it's helping a buyer understand why a particular issue matters or what questions they might need to ask next.

Confidence comes from understanding

Purchasing property can be stressful, particularly when you're trying to make sense of unfamiliar documents and potential building issues.

For Jono, having a detailed report combined with personalised support made a meaningful difference.

"Having someone like Dion available to provide clear, honest and professional guidance made a significant difference and gave me a lot of confidence throughout the process."

That's ultimately what we want every buyer to experience.

A good strata report shouldn't just leave you with more documents. It should leave you with a better understanding of the building, the potential risks and what you may be taking on as an owner.

And while it's always rewarding to receive positive feedback, there's another part of Jono's story that means just as much to us.

He's already recommended Cohabit Reports to someone else.

For me, that's one of the best measures of a good customer experience.

Know what you're buying into

Every strata building has a history, and every property purchase comes with considerations.

Getting a comprehensive strata report before buying is an important step towards understanding those considerations.

But having access to someone who can help you make sense of the information can be just as valuable.

As Jono put it:

"The quality of the report, combined with the level of personalised support and expertise I received from Dion, was outstanding."

Because knowing what you're buying into isn't just about having the information. It's about understanding it.

Get the full picture before you buy.

The apartment is only part of what you’re buying into. A Cohabit strata report independently reviews the building’s finances, levies, insurance, maintenance, defects and disputes, helping you understand the potential risks and costs before you commit.
